I understand and can appreciate the rental housing shortage, however, I do not think it fair and American to burden owners of apartments to participate in its remedy. Additionally, I believe the addition of the rent control ordinance is yet one more burden placed on apartment owners, especially owners of a single multi-family property. This latest ordinance may force owners to consider going short term once a tenant vacates the rent controlled unit. If you look around the country, other cities have welcomed short term rentals, sure they have created ordinances but not as restrictive as the ones past councils have recommended. I can only hope that the new council will look at the revenues short term rentals have contributed to the city's coffers via the 14%Transient Occupancy Tax (TOT). My back of the envelope calculation when I last looked at it in 2020 was in the neighborhood of $250,000. This tax has no ancillary expenses as the rent control ordinance does, namely enforcement. I would love it if the city would divulge the actual numbers when they reopen the discussion.
