Mechanical/Utility Submittal Guidelines

The following requirements are for Current Planning review of exterior mechanical/utility equipment for Zoning Code compliance:

SUBMITTAL CHECKLIST: 

  • Site Plan – Indicate new and/or existing utility equipment, mounting method (ground, wall or roof), method and location of screening, any property fences, property line dimensions, and setback distances of equipment and screening from all property lines and building edge;
  • Elevation – Needed for all equipment that requires screening. See Screening Requirements below; or 
  • Line of Sight Drawing – Required if no screening is proposed for new or replacement roof-mounted equipment in order to demonstrate that existing features sufficiently provide screening as required below.

Allowed Projections

Confirm that all equipment complies with setbacks or is within the allowed projections (CCMC 17.300.020.E).

Screening Requirements

  • Confirm that all equipment complies with the applicable screening requirements (CCMC 17.300.035);
  • Plant materials shall be installed adjacent to the walls, at the discretion of the Director, in compliance with Chapter 17.310 (Landscaping);
  • All drawings shall be drawn to scale.
