Open House for the SB79 Transit Oriented Development Alternative Plan

Join the Culver City Planning team for an open house on September 22, 2026 from 6 to 8 PM inside the Patacchia Room at City Hall.

The Senate Bill (SB) 79 Transit-Oriented Development Alternative Plan will redistribute SB 79 density to concentrate it in areas that have the best possibility of redevelopment, in order to provide as much transit-accessible housing as possible. About Senate Bill (SB) 79

California Senate Bill (SB) 79 is a California housing law focused on building more homes near major public transit stations. The bill was signed by Governor Gavin Newsom on October 10, 2025. 

In summary, SB 79:

  • Allows higher-density housing near qualifying rail and major transit stops, including multifamily development.
  • Overrides some local zoning restrictions in areas around those transit stations, while allowing cities to create alternative plans that provide equivalent housing capacity.
  • Includes affordability requirements and anti-displacement protections intended to preserve existing affordable housing and protect vulnerable residents.
